Licensing Process
Online Education
To obtain a Pennsylvania State Real Estate Salesperson License, an applicant must be 18 years of age, and successfully complete 30 hours of education in both Real Estate Fundamentals and Real Estate Practice from an accredited college or an approved real estate education provider in this Commonwealth. Courses must have been completed within 5 years prior to the date of successful completion of the licensing examination. You may also qualify if you received a bachelor’s degree with a major in Real Estate from an accredited college, a juris doctor degree from an accredited law school.
Real Estate Salespersons who have held an active salesperson license in another state within the last five years do not need to complete the General/National portion of the examination in order to be eligible for licensure in PA.
Pre-License Course Options
Computer-based: We have partnered with The CE Shop to bring you the highest quality distance education available. Online courses can be accessed as your schedule allows. Our courses are all designed with special learning features tailored to adult learners and can be easily accessed through this convenient website. Work from your home or office to satisfy your Pennsylvania real estate pre-license courses. People save time, expense, and effort when they complete the required education online. Classroom-based: The Real Estate School of Lancaster County Association of Realtors (LCAR) offers two pre-sales license courses, Real Estate Fundamentals and Real Estate Practice, which prepare students to pass the Pennsylvania State Licensing Examination. Classes are held Tuesdays and Thursdays from 6 pm to 9 pm, and Saturdays from 8:30 am to 12:30 pm.
Real Estate Fundamentals provides students with an understanding of the language, principles and laws which govern the real estate business.
Real Estate Practice is designed to acquaint students with the basic techniques, procedures, regulations and ethics involved in a real estate transaction.
Tuition for each course is $210, payable at the first class session. Tuition will not be refunded after the first class. The textbook used for this course is “Modern Real Estate Practice in Pennsylvania” and may be purchased at the first class session, at a cost of $40 plus tax. This textbook is used for both the Real Estate Fundamentals and Real Estate Practice courses.
Exam Requirements
After completing the 75-hour Pre-License courses, you must register to take the state licensing exam (Click Here). Obtaining a sales associate license is a four Phase process.
Phase 1 (30 to 90 days): Take and pass the required 75-hour Pre-License courses and pass the state licensing exam. Phase One timeframe is primarily determined by the time it takes you to schedule and complete the Pre-Licensed courses and a passing examination score of at least 75%.
Phase 2 (1 to 2 weeks): Submit a state application online. Questions must be answered regarding any criminal background and licensing history for any professional licenses. An applicant fee is also required. Phase Two measures the time between a submitted application and the initial determination of the status of the application by Commission staff. Determinations issued in this phase may include approval and issuance of the license, or notification of missing documents required for licensure.
Phase 3 (1 to 2 weeks): Phase Three measures the time it takes for an applicant to respond to the Commission with all application requirements. This phase may include the applicant providing missing or revised education or examination documents, or background checks.
Phase 4 (Less than 1 week): Phase Four measures the time between the Commission’s receipt of a complete application, including examination results, confirmation of education, and results of background checks, and when a license is issued to an applicant.
If you are currently licensed in another state and wish to be licensed in Pennsylvania, you must first contact PSI Exams to register to sit for the Pennsylvania State portion of the examination only. Once you have passed the PA State portion of the exam, you are able to apply for licensure.
